Sustainability Certification - Multifamily Requirements

Prerequisites

  • At least 50 units
  • At least 18 months after substantial completion or repositioning
  • At least 75% occupancy
  • Smoke-free interior common areas
  • In compliance with all environmental laws
  • Commitment to respond to annual IREM survey

Options for Each Category

Energy

  • Commit to ongoing training on energy management for maintenance team
  • Hold periodic site manager-maintenance supervisor meetings to discuss energy management and property financials
  • Conduct a walk-through to detect malfunctioning equipment and opportunities for improvement
  • Provide information to residents on energy management
  • Conduct an energy meter inventory
  • Determine if onsite renewable energy installations are feasible for the property
  • Reduce energy consumption in areas under management control by 5% over baseline
  • Reduce energy consumption in areas under management control by 10% over baseline
  • Commit to installing ENERGY STAR equipment during rehabs and unit turnovers
  • Achieve an ENERGY STAR Score of at least 60
  • Install electric vehicle charging stations
  • You can claim all points in this category if your property has achieved the ENERGY STAR property certification, LEED for Existing Buildings: Operations & Maintenance, Green Globes for Existing Buildings, or an IREM-approved local standard.

Water

  • Commit to ongoing training on water management for maintenance team
  • Check for water leaks
  • Provide information to residents on water management
  • Establish a plan for improving water efficiency in landscaping
  • Install high-efficiency fixtures in common areas and commit to installing high-efficiency fixtures in units during rehabs and unit turnovers
  • Conduct an inventory of water meters
  • Reduce water consumption in areas under management control by 5% over baseline
  • Reduce water consumption in areas under management control by 10% over baseline
  • Install a water reuse system
  • You can claim all points in this category if your property has achieved LEED for Existing Buildings: Operations & Maintenance, Green Globes for Existing Buildings, or an IREM-approved local standard.

Health

  • Establish a green construction policy for rehabs and unit turnovers
  • Engage residents in health and wellness
  • Provide filtered water for residents and guests in common areas
  • Provide at least 3 healthy options in vending machines
  • Inspect filters and exhaust systems in entire property
  • Establish a smoke-free policy for the entire property
  • Use green-certified materials in common areas
  • Use green-certified materials for rehabs and unit turnovers
  • Employ green cleaning services for common areas
  • Establish integrated pest management (IPM) in areas under management control
  • Provide an onsite fitness facility and/or other wellness-inspired amenities for residents
  • You can claim all points in this category if your property has achieved the WELL Building Standard.

  • Install recycling signage throughout the property
  • Provide information on recycling program to residents
  • Establish a construction waste management plan for rehabs and unit turnovers
  • Establish a policy for recycling e-waste, batteries, light bulbs, and bulk items
  • Set diversion rate goals for the property
  • Improve the property's diversion rate by 10%
  • Establish recycling services
  • Hold regular recycling and/or donation drives for residents
  • Improve the property’s diversion rate by 15%
  • Improve the property's diversion rate by 20%

Purchasing

  • Use green-certified products in common areas

  • Use compostable paper products (cups, forks, etc.) for management operations
  • Use sustainable paper for marketing materials
  • Purchase green power, carbon offsets, or renewable energy credits for common area energy
  • Work with vendors to decrease packaging materials for orders
  • Include sustainability clauses in vendor contracts
  • Achieve LEED for Existing Buildings: Operations & Maintenance, Green Globes for Existing Buildings, or an IREM-approved local standard
