Drawing on real casework from active Texas CRE portfolios — including acquisition due diligence and pre-PCA screening — speaker Zack Butler of Range Roofing brings an unconventional perspective to a familiar problem.

This session is built for property managers and asset managers — not contractors. Instead, expect a practical, data-informed framework for evaluating roof condition before, during, and after acquisition, and a candid look at how emerging satellite and AI-based inspection tools are raising the floor on what you can know before you commit.

By the end of this session, attendees will be able to:

  • Evaluate roof condition as a capital planning variable — Apply a structured framework for incorporating roof lifecycle, deferred maintenance exposure, and replacement cost timing into capital plans and asset-level proformas.
  • Identify due diligence gaps that create unpriced liability during acquisitions — Recognize the most common points of failure in standard PCA and DD processes where roof condition risk goes undetected and understand what additional screening can close those gaps before closing.
  • Leverage satellite and AI-based inspection tools to make better pre-commitment decisions — Understand the current capabilities and practical limitations of remote inspection technology, and how to use these tools to expand visibility into roof condition across a portfolio without defaulting to full physical inspection on every asset.

Zack Butler is a US Navy veteran. He graduated from Texas A&M with a BS in Economics and then finished his Professional MBA at SMU Cox School of Business. Zack’s whole background is running quantitative risk teams at Fortune 500 companies like Amazon, ExxonMobil, Phillips 66, and BP. He entered the roofing industry by chance and sees a HUGE opportunity to educate on how to view the roofing portfolio through a new lens.
