Presenter:  David Holland, CPM® Sales Account Manager - BELFOR Property Restoration

In property management, smells are often the first sign that something is wrong. What starts as a faint odor can signal anything from routine housekeeping issues to serious building, safety, or welfare concerns.

This session explores the operational realities of working in people’s homes and recognizing what common property odors may indicate. Attendees will learn how to evaluate odor complaints, determine when a situation requires escalation, and navigate sensitive scenarios such as unit entry, welfare checks, and hazardous conditions.

Through practical examples and real-world scenarios, property managers and site teams will gain a clearer framework for responding to unusual situations while protecting residents, staff, and ownership.

Learning Objectives:

  • Recognize common property odors and understand what building, maintenance, or safety issues they may indicate.
  • Evaluate when odor-related complaints require routine follow-up versus immediate escalation.
  • Apply practical procedures for documentation, investigation, and professional response in sensitive situations.
