Property managers negotiate every day, whether they realize it or not. Conversations with residents, maintenance teams, vendors, and ownership often determine whether problems escalate or get resolved quickly.

This session focuses on the practical skill of asking better questions to improve outcomes. Drawing from negotiation principles and real-world property management experience, attendees will learn techniques that help uncover the real issue, reduce tension, and guide conversations toward productive solutions.

Rather than focusing on theory, the session provides simple tools that property managers can immediately apply to leasing conversations, resident complaints, vendor discussions, and internal team communication.

  • Apply simple negotiation techniques that help de-escalate tension and build cooperation.
  • Improve outcomes in daily property management interactions with residents, staff, vendors, and ownership.

David Holland, CPM®, is a property management professional and industry educator who focuses on the operational realities of running residential communities. He began his career in property management in 2016, working first on the maintenance team before moving into leasing, assistant manager, property manager, and eventually regional manager roles. Over the course of his career, he earned his ARM and CPM® designations, obtained his New York State real estate broker’s license, and was recognized as part of IREM’s 30 Under 30 class of 2020.

David currently serves as a Sales Account Manager with BELFOR Property Restoration, where he works with multifamily and condominium communities on risk awareness, disaster response planning, and operational preparedness. His work focuses on helping property teams recognize early warning signs of building issues, reduce preventable losses, and respond effectively when unexpected events occur.

A longtime IREM volunteer, David serves as the Vice Chair of the IREM Sustainability Committee and has been active in multiple local chapters and national initiatives. He regularly speaks and writes about practical property management topics including maintenance coordination, operational risk, communication skills, and the day-to-day decision making that keeps communities running smoothly.

David is known for delivering practical, field-tested insights that site teams and managers can immediately apply in their daily work.
