Building Health in the Pandemic Era: Strategies and Certifications

COVID-19 has further proven how crucial it is to put individuals’ health, wellness, and safety at the forefront of everyday decisions and operations in real estate. However, the conversation about health and wellness started long before the pandemic. Real estate professionals have embraced health and wellness in the buildings in which we work and live through implementing several best practices.  These include fundamental water quality, indoor air quality testing and monitoring, third-party verified operational and health-focused policies, stakeholder collaboration, as well implementation of health and well-being certifications. This session will discuss how health and wellness in buildings has evolved and adapted as a result of the pandemic. We will provide a high-level comparison of health and wellness certifications, pandemic response programs, and comprehensive certification systems, including WELL Health-Safety Rating, Fitwel, Fitwel Viral Response Module, IREM CSP and BREEAM In-Use USA. We will provide guidance on key strategies to implement and the added benefits of pursuing these strategies and certifications. And lastly, we will discuss common challenges with streamlining policies and protocols across large and diverse real estate portfolios to create a successful pipeline of wellness building certifications that will promote a safe, healthy, and vibrant occupant experience, while adding value to assets.

Madison Dorman Madison Dorman works for Verdani Partners in the Certifications Department, as the Certifications Manager. She is a sustainability professional with experience working with building owners and property managers to achieve LEEDv4.1 O+M, WELL, Fitwel, IREM CSP, Green Globes, ENERGY STAR Labels and ASHRAE Audits. Madison graduated from the University of Florida with a bachelor’s degree in Sustainability for the Built Environment. Madison holds professional credentials in LEED Green Associate, Fitwel Ambassador, WELL AP, and EcoDistricts AP. Madison's expertise focuses on helping clients achieve health and wellness goals for commercial real estate and multifamily residential properties. This includes providing COVID-19 preparedness materials (e.g. signage, informational webinars, flyers, policies), Fitwel v2.1 and Fitwel Viral Response Module certifications, WELL v2 and WELL Health-Safety Rating certifications.

Zachary Brown Based in San Francisco, Zachary Brown is responsible for supporting the implementation of the Global ESG Program, with a focus on the Americas (United States and Latin America). Zachary supports the consulting team by leading on ESG real estate trends in existing buildings and new developments, regulatory requirements, technology platforms, efficiency program budgeting, monitoring progress of program initiatives, ESG reporting efforts for all global funds (including GRESB and UNPRI). Zachary is a member of the United States ESG Council. Prior to his work at PGIM Real Estate and Verdani Partners, Zachary was a Director of Energy and Sustainability with CBRE supporting the DWS Americas real estate portfolio. Zachary holds a LEED AP with an EB O&M specialization, is a Fitwel Ambassador, and recently received his RPA accreditation from BOMI. He earned a bachelor’s degree in foreign language from Hamilton College prior to pursuing professional roles in real estate and sustainability management.
