HUD-Code manufactured housing sited on rental home sites in land lease communities (a.k.a. manufactured home communities) is unknown territory for most Certified Property Managers. This one-hour courseremoves the mystique surrounding this unique housing product/income-producing property partnership, by sharing statistics, terminology, advocacy, and emerging trends of this type of factory-built housing sited in multifamily rental community environments.

Learning Objectives:

  • Learn how manufactured housing is one of four types of factory-built housing, and why so closely associated with the land lease community real estate asset class
  • Understand historical transition of trade terminology from ‘mobile home’ to ‘manufactured home’, and ‘mobile home park’ to ‘manufactured home community’ to ‘land lease community’
  • Know the sea change difference between past filling of vacant rental home sites in communities by local housing market independent (street) MHReatailers (i.e. ‘dealers’), to 21st Century realty, where land lease community owners/operators must buy new homes directly from factories, install them on-site, then sell and often seller-finance them, or rent homes
  • Appreciate the role of professional property management in the land lease community environment relative to dealing with ‘homeowner/site lessees; somewhat akin to business owners leasing space in a shopping center
