A denial isn't a neutral outcome, it's a business decision with a measurable cost. Today's renter pool includes more gig workers, credit rebuilders, and relocators than standard screening was designed to evaluate. That means a growing share of your denials are likely ‘false negatives’: qualified renters turned away by an outdated benchmark.

Through vacancy cost modeling and demographic research, session attendees will build a framework for auditing their own denial data and strategies to recover qualified residents that standard screening leaves behind.

By the end of this session, participants will be able to:

  • Quantify the true cost of a denial at their property
  • Categorize denial reasons and distinguish risk
  • Apply practices that protect property goals and keep recoverable applicants in your pipeline
