Presenter: Nancy San Pedro, Managing Principal & IREM Instructor
In Part 1 of our two-part series, we’ll dive into practical acquisition strategies for single-family properties. We’ll explore how to filter online listings, streamline deal pipelines, and spot deal-killers early so you can focus your time on high-potential targets.
Participants will learn core screening frameworks - including the 1% Rule, Gross Rent Multiplier, 50% Rule for expenses, and rapid Cap Rate estimates. Rather than rushing calculations, the focus is on developing financial instincts to rule out non-viable listings efficiently before booking site visits. We’ll also cover essential desktop due diligence, property tax lookups, HOA/lease restriction checks, and key pre-tour questions to ask listing agents.
Learning Objectives:
- Establish clear acquisition criteria and screening workflows to filter MLS and off-market listings efficiently.
- Master core evaluation frameworks - including GRM, Cap Rates, and the 50% Expense Rule - to build strong financial instincts during deal screening.
- Conduct high-level desktop due diligence to spot operational red flags, flood hazards, and HOA restrictions prior to scheduling site visits.
