In Part 2 of our two-part 2026 series, we’ll focus on advanced leasing concepts and strategic tenant considerations. We’ll examine tenant buyouts, including when and why they occur, as well as effective rents, going-in cap rates, and going-out cap rates.
This session builds on the first part, adding critical tools for evaluating the long-term financial implications of leasing decisions.

Nancy San Pedro has held numerous roles over the course of her career, including leasing, property management and asset management in addition to being an instructor for IREM. She has worked for both private and public companies as well as managing her own portfolio. She is a long-time instructor with IREM and teaches the ASM Series, Finance 402, Ethics and the Management Plan Skills Assessment. Prior to moving to Texas, San Pedro was President of the IREM Los Angeles chapter and was IREM’s Young Professional Chair and Executive Councilor. Accolades include IREM LA President’s Award, IREM LA’s CPM of the Year and IREM Outstanding Young Professional. In 2021, she was recognized by Globe Street as a Women of Influence. In 2023, she was chosen as one of Texas Connect CRE's 2023 Women in Real Estate Award winners which honors the achievements of inspirational women in respected leadership roles.
