In this fourth session we will discuss how to handle the actual launch of your property management company. Remember where we left off last month?  Manage the initial chaos.  You will rarely find the transfer between management is without flaws.  How you handle the launch has the capacity to solidify your reputation as a competent and compassionate leader and manager.

Learning Objectives:

  • Keep a checklist of everything that needs to be in place - paperwork, bank accounts, insurance policies, staff, and tenant expectations
  • Meet frequently to determine flaws and shore up those weaknesses and quickly as possible
  • Test procedures by ensuring that owner communication is as you both anticipated 
  • Check timeliness of tenant’s requests for service
  • Check with staff to insure they are competent and comfortable with assigned tasks
  • Be alert to red flags and how to handle them

Kathy Harmon is a Certified Property Manager (CPM®), and an Accredited Residential Manager (ARM®), designations awarded by the Institute for Real Estate Management (“IREM); a Certified Senior Advisor (CSA); and a Certified Residential Manager.

Kathy started out as a part-time caretaker/weekend leasing agent for a 270-unit market-rate apartment building in Minneapolis. She later became a property manager for a 325-unit rental project. Thereafter, she served as regional manager for a 2,500-unit apartment portfolio. Later, she became an owner of a management company with a portfolio of 5,000 apartment and condominium units, including A-grade market-rate, tax credit, and Section 8 apartment units, together with one million square feet of commercial space. She’s co-authored six industry-specific textbooks and delivered more than 31,000 hours of live training.

She is passionate about our industry and shares her vast knowledge personally with students of the MY COACH training program in hundreds of on-line video segments. She’s served as president of the Minnesota apartment association, which recently awarded her their coveted Lifetime Achievement Award. She’s also been president of the Minnesota IREM Chapter, served as Regional Manager of IREM’s Region 9, and Senior Vice President of IREM’s National Accredited Residential Management Division.
