In Part I of this two-part series, you’ll go through a brief refresher on tenant needs, landlord objectives, and lease fundamentals to ensure all participants are on the same page.
You’ll be introduced to quantitative financial analysis of prospective tenants, exploring metrics such as internal rate of return (IRR), payback period, net present value (NPV), cash-on-cash return, and cap rates. The course will work through numerical examples in Excel, gaining practical skills to evaluate tenants and leasing opportunities more effectively.
Learning objectives:
- Understand tenant needs and landlord objectives from a comprehensive perspective
- Analyze prospective tenants using IRR, payback period, NPV, cap rates, and other key financial metrics
- Apply Excel-based examples to assess leasing opportunities in real-world scenarios

In addition to being an instructor for IREM, Nancy San Pedro, CPM, has held numerous roles over the course of her career, including leasing, property management and asset management. She has worked for both private and public companies and has also managed her own portfolio. As a long-time instructor for IREM, she teaches the IREM financial course, Ethics for the Real Estate Manager, and the Management Plan Skills Assessment. Before moving to Texas, San Pedro was President of the IREM Los Angeles chapter and was IREM’s Young Professional Chair and Executive Councilor. Accolades include IREM LA’s President’s Award, IREM LA’s CPM of the Year, and IREM Outstanding Young Professional. In 2021, she was recognized by Globe Street as a Women of Influence, and in 2023, she was chosen as one of Texas Connect CRE's 2023 Women in Real Estate Award winners which honors the achievements of inspirational women in respected leadership roles.
