2026 IREM-AppFolio AI adoption survey report
A few months ago, IREM teamed up with Appfolio for a second year to survey IREM members about their adoption of AI tools in everyday work. The findings, released in this report, are astonishing. Download the report.

AI has crossed the halfway mark in real estate management. The opportunity now isn’t just adoption, it’s responsible integration. The report shows that AI use has become mainstream, but governance, training, and ethical guardrails have not caught up.

Report highlights and findings

  • AI adoption is now mainstream: 58% of surveyed real estate management professionals currently use AI, up from 21% in 2023.
  • Usage is becoming habitual: Among AI users, 78% use AI daily or almost every day, showing that AI is moving from occasional experimentation into routine workflows.
  • Productivity is the clearest early win: 85% of AI users report a positive impact on productivity, with additional benefits for resident/tenant satisfaction and owner/investor satisfaction.
  • The biggest opportunity is the “curious middle”: 40% of respondents fall into the Curious segment of the AI maturity index, representing professionals who are open to AI but have not fully integrated it.
  • Governance is lagging adoption: Only 8% of organizations have a written AI policy, 44% of respondents have received no AI training, and 54% say their company neither encourages nor discourages AI use.
  • Property managers are cautiously optimistic: 73% carefully review AI outputs before acting, underscoring the importance of human oversight.
  • Risk is part of the story: 55% are very or extremely concerned about AI-generated fraudulent applicant documents, and only 2% are unconcerned about AI cybersecurity risks.

New 2024 Profile and Compensation Studies

Increased Insurance Costs for Housing Providers In April 2021, IREM, along with the Council for Affordable and Rural Housing, the National Apartment Association, the National Affordable Housing Management Association, the National Leased Housing Association, and the National Multifamily Housing Council retained the services of ndp analytics to conduct a survey on changes in housing providers’ insurance premiums for 2020 and 2021 policy renewals.

The purpose of the project was to provide an assessment of increased insurance costs on housing providers which in turn affect their renters (individuals and families) and communities. The findings are to help IREM & our members educate policymakers of the negative impacts of increased costs on housing providers, especially low- and moderate-income housing providers.
