IREM’s Income/Expense IQ is powered by Lobby CRE's platform and includes data from BOMA and NAA to provide the most comprehensive property data benchmarking tool available in the United States. Participants will learn how the combined efforts of these organizations has been applied at properties to forecast operational expenses, plan for capital expenditures and maximize NOI.

  • Learn to apply benchmark data points to your expense forecasts and budgets
  • Get expense data from similar properties in your markets, to establish the changes you need to make to be competitive in your market

Matt Lexow-Gray has been working in Commercial Real Estate Data and Operational roles over the past 15 years with stints at BlackRock, IMS (acquired by RealPage) and Thirty Capital. Prior to these roles Matt worked in Commercial Real Estate Lending with CW Capital and S&W Capital.

Paula Munger is Vice President of Research for the National Apartment Association and is responsible for leading research efforts on topics of importance to the industry. She gathers, analyzes, and synthesizes data and information to arrive at the most meaningful and relevant insights. Paula’s research team aids NAA members in their business initiatives, as well as NAA’s advocacy and public relations efforts. Her background includes positions at the Federal Reserve System, Cushman & Wakefield, the University of New Orleans Real Estate Research Center and the New York City Office of Management and Budget. Paula is a member of the National Association for Business Economics, the Urban Land Institute, and The Counselors of Real Estate®, where she currently serves as Associate Editor for its Real Estate Issues® publication.  In 2019, she was named one of Real Estate Forum’s Multifamily Influencers.

Angela Aeschliman, CPM®, CCIM, LEED AP ND is Senior Vice President of Property and Asset Management with The Missner Group, leading and directing the company’s property and asset management teams. With 28 years of experience in the real estate industry, Angela is responsible for overseeing a commercial real estate portfolio with a value of over $100 million.  Her responsibilities include all financial and operational needs for the portfolio, including leading a team of managers, engineers, and field personnel responsible for the day-to-day management of the portfolio's properties.  Angela directly reports to each property’s ownership and manages the firm's private investment platform that includes 560 partnership investor units. 

Angela’s always seen the value in building relationships with her team members, tenants, owners, and investors.  These relationships have proved beneficial in communicating and solving problems efficiently.  Being passionate about her career, and always increasing her real estate IQ, Angela has achieved CCIM, LEED AP NP and CPM designations.

She served as IREM Region 9 Regional Vice President in 2022 – 2023, as the IREM Chicago Chapter President in 2016 and 2020, chair of the Advisory and Sustainability board for two terms, and as Vice Chair of the Education and Knowledge Products committee.

Will Curtis, CCIM, CPM®, currently serves as the Commercial Managing Director for Phyllis Browning Company, overseeing all aspects of commercial real estate for the “The Very Best” agents in Central Texas.

Will previously was the Leasing Manager for Port San Antonio and the Manager of Real Estate Transitions for the Fortune 500 REIT Welltower. He has completed more than $1.2 billion in transactions and has an extensive background in property and asset management. His primary focus is on Medical Offices and Veteran-Owned Businesses.

Will holds a Bachelor of Real Estate Finance and Development from the University of Texas at San Antonio and a Master’s in Business Administration from St. Mary’s University.  Will also holds the coveted CCIM Designation and Certified Property Manager (CPM) designation. 

Will is a Faculty Member of CCIM as a Workshop Leader for the CI 102 Course, faculty for the Institute of Real Estate Management teaching the Finance 402 Course, the 2022 CCIM San Antonio/South Texas Chapter President, the 2024 Chairman of the San Antonio Board of REALTORS®.   Will has also been named San Antonio Business Journal’s 40 Under 40 Veteran in Business Honoree and a #CREI Social Media Influencer in LinkedIn and Instagram.

Hakan Ozsancak is Vice President Association Services & Publications at BOMA International. He oversees membership growth, working closely with all BOMA affiliates, growing BOMA’s building recognition programs made up of BOMA 360, BOMA BEST, and the Toby’s. He also works closely with the BOMA affiliates to increase adoption of the IE/IQ benchmarking data, in partnership with IREM and NAA. Hakan also is in charge of BOMA International’s editorial coverage; including short- and long-term articles, as well as its thought leadership such as the deep dives and how to handbooks.
