Respect State Housing Laws Act – S. 470/HR.1078

The Respect State Housing Laws Act would eliminate a provision that requires a 30-day notice period before a property manager may begin eviction proceedings against a tenant in federally assisted or federally backed housing. The bill was reintroduced by Representatives Barry Loudermilk (R-Ga.-11) and Vicente Gonzalez (D-Texas-34) and Senators Bill Hagerty (R-Tenn.) and Cindy Hyde-Smith (R-Miss.).

Choice in Affordable Housing Act – S.890/ H.R.1981

The Choice in Affordable Housing Act would provide $500 million to create a Housing Partnership Fund. The funds would be distributed to Public Housing Agencies (PHAs) to offer a signing bonus to a landlord with a unit in an area with less than 20% poverty; and to provide security deposit assistance, so that tenants can better afford to meet required deposits and landlords are assured greater protection against damages.

Revitalizing Downtowns and Main Streets Act – H.R.2410

The legislation aims to address the U.S. housing affordability crisis by incentivizing the conversion of vacant or underutilized commercial buildings—such as offices and retail spaces—into residential housing, particularly affordable units. The credit amount for any taxable year would be equal to 20% of the qualified conversion expenditures with respect to a qualified converted building. This bill requires that during the 30-year period following conversion, no less than 20% of the residential units in the buildings are reserved for individuals with incomes at 80% or less of the area’s median income.

Housing Supply Frameworks Act – S.1299

The Housing Supply Frameworks Act will help localities break down barriers to affordable housing supply by helping communities modernize their zoning and land use regulations to encourage housing development, bring together stakeholders from across the spectrum to design these guidelines, and balance the need to build more housing to meet the need while streamlining processes to build more quickly and with fewer costs.
