Recertify your CSP property

IREM certifies office, medical office, multifamily, senior housing, retail, industrial and self storage properties.

To recertify a property with the IREM® Certified Sustainable Property (CSP) certification, submit data and documentation on the property’s performance and initiatives since the previous certification date.

How often does a CSP need to be recertified?

CSP recertification is required by December 31 in the third year after original certification or most recent recertification.

What is the recertification application process?

There are four steps to the recertification process.

Step 1: Share energy and water data

IREM is partnered with ENERGY STAR® and highly recommends benchmarking with ENERGY STAR Portfolio Manager®. Share the property’s ENERGY STAR Portfolio Manager with IREM following the directions in the video on this page. Make sure the energy and water data is as current as possible, with a year-ending date no earlier July 31 of the year in which the property is due for recertification.

Data from other benchmarking platforms or in house data collection is accepted if equivalent energy and water use data is available.

Step 2: Submit energy and water assessments and three-year plans

Properties originally certified or last recertified under the previous version of the CSP must complete and submit their initial energy and water assessments and three-year plans on their next recertification.

Properties originally certified or last recertified under CSP v.2025 must demonstrate sufficient progress on their three-year plans and submit new assessments and three-year plans.

Step 3: Demonstrate minimum energy and water performance

The CSP recertification process requires a 60+ ENERGY STAR score and/or a 5%+ reduction in energy and water use over a baseline of the month and year in which the property was last certified. This performance demonstrates a continued commitment to a more sustainable property.

Certain factors, such as increased occupancy, tenant turnover, and unforeseen disasters, among other events, may make these reductions infeasible. For this reason, applicants have an opportunity to provide a good faith explanation as to why the reductions in energy and water have not been reached.

Step 4: Upload documentation for sustainable projects, initiatives, and policies

The second part of the recertification process is to document new projects, initiatives, and policies implemented since the most recent certification. These actions should support the property’s commitment to sustainability.

Examples include HVAC upgrades, IAQ testing, a new green leasing program., and similar initiatives. Documentation to support these initiatives includes invoices, work orders, contract excerpts, reports, internal planning documents, and similar items.

Recertification applications need at least 4-6 initiatives/improvements where the 60+ ENERGY STAR Score or 5%+ energy reduction and 5% water reduction were not accomplished. Properties that reach those thresholds must submit at least 2-3 initiatives/improvements. See examples of initiatives/improvements in the Recertification Guide.

Who can recertify?

Only the owner of the previous certification can recertify the property. Once started, collaborators can contribute to the recertification application. Follow these instructions to change the owner of the application to make the recertification fully accessible to another user.

Where can I see my certified properties and their recertification deadlines?

Go to irem.org/cspplatform. Once you log in, click Recertification in the top horizontal menu. The list of certified properties on your CSP application platform account will load, along with their IREM IDs, recertification deadlines, and links to start the applications.

How much does recertification cost?

Application fees for property recertifications are the same as the certification fees for the year in which the property is applying for recertification. Click here for current fees.

How can I pay for a recertification application?

For recertification applications, you can use the same payment options that were used for the original certifications. To learn more about payment options, navigate to your active recertification on the portal.
